An introduction to Kalamazoo housing for incoming medical students and their families.

Congratulations to the future physicians who are beginning their next chapter at Western Michigan University Homer Stryker M.D. School of Medicine (WMed)!

WMed began extending its first admission offers for the Class of 2031 on October 15, 2026, with additional offers continuing throughout the admissions cycle. Classes begin June 28, 2027.

If you've recently received an acceptance, or you're hoping to receive one soon, you're probably beginning to imagine what life in Kalamazoo might look like.

One of the first questions is where you'll live.

Here's an idea worth considering: What if you bought a home instead of renting during medical school?

For some students and families, purchasing a smaller home or condominium could provide a comfortable place to live throughout medical school while creating an opportunity to build equity.

Let's explore why that might make sense.

Four Years in Kalamazoo: An Opportunity to Think Differently About Housing

Medical school generally involves four years of study, which gives incoming students a longer planning horizon than someone moving for a short-term assignment.

Many students will rent apartments, and that can be a good choice. But if you're expecting to spend several years in Kalamazoo, it's worth comparing the cost of renting with the possibility of owning.

Buying could offer several advantages:

  • An opportunity to build equity. Part of each mortgage payment may reduce the amount owed on the property.

  • A place that's your own. You can settle into a home and make it comfortable for your daily routine.

  • More space and privacy. A second bedroom could become a dedicated study or workspace.

  • Greater control over your housing. Ownership may offer more predictability than renewing leases, although taxes, insurance, association fees and maintenance costs can change.

  • Options after graduation. You may decide to sell, continue living in Kalamazoo or explore another use for the property, subject to association rules and financial considerations.

Buying isn't automatically less expensive than renting, but it can be worth comparing the full costs over the time you expect to live here.

Could You Qualify for a Mortgage While Attending Medical School?

You might be surprised by the possibilities.

Mortgage qualification depends on income, assets, credit, debts and the type of financing being considered. Some students may qualify using their own financial resources, while others may have family members interested in helping with a purchase.

Depending on the situation, options to discuss with a knowledgeable lender might include purchasing with a qualified co-borrower or having a family member purchase the property.

The important first step is to have a conversation with a lender who can explain what's realistic for your circumstances.

You don't have to figure that out before beginning to explore Kalamazoo housing.

What Should You Look for in a Kalamazoo Home?

When medical school is demanding, a home that simplifies everyday routines can be especially appealing.

Think about what would make your week easier.

A dedicated study space. A second bedroom can give you somewhere to work without turning the kitchen table into your study area.

Your own laundry. Having a washer and dryer at home eliminates trips to a shared laundry room.

A garage. Kalamazoo gets its share of winter weather, and being able to park inside can be a welcome convenience.

Less exterior maintenance. A condominium association that handles lawn care and snow removal may free up time for studying, relaxing and enjoying the community.

A convenient location. Look beyond the drive to school and consider groceries, restaurants, shopping, recreation and other places you'll visit regularly.

These are the kinds of practical features that can make a real difference when your schedule is full.

One option we currently have available is a two-bedroom condominium at Kensington Place.

Unit 108 offers a combination of features that may appeal to someone who wants a manageable home while attending school.

Two Bedrooms, Including Space to Study

The second bedroom could serve as a dedicated study, office or guest room.

In-Unit Washer and Dryer

Laundry is right inside the condo, rather than in a shared facility.

Enclosed Garage With Extra Storage

The garage offers space for a vehicle along with additional storage, a particularly useful feature during Michigan winters.

Convenient Patio-Side Entrance

The condo has a direct exterior entrance from its patio area, with parking nearby. There are a few steps along the exterior approach, and the interior living space is all on one level.

Let the Association Handle Some of the Maintenance

The Kensington Place association provides exterior maintenance, lawn care and snow removal. The monthly fee also includes water, sewer, trash service and access to community amenities, including a pool, fitness center and clubhouse.

That can mean fewer property-maintenance responsibilities competing for your time.

A Location That Makes Everyday Errands Convenient

Kensington Place is near the Westnedge shopping corridor, with access to grocery stores, restaurants, pharmacies and other services.

Kalamazoo Metro Route 1 serves the nearby area, providing a public transportation connection toward downtown Kalamazoo.

The location also makes it convenient to explore WMU, downtown Kalamazoo, Portage and other parts of the community.

What Happens After Medical School?

One of the benefits of thinking about ownership early is having time to develop a plan.

If you purchase a home, you may eventually decide to sell it when your medical training takes you somewhere else. Or you may discover that Kalamazoo is where you want to remain.

When we help someone consider a purchase for a particular stage of life, we encourage them to think about the home's future appeal as well as their immediate needs.

Features such as convenient location, practical floor plans, garage parking and in-unit laundry can be attractive to a variety of future buyers.

For a condominium, it's also important to understand association policies. Kensington Place has rental restrictions, so we would recommend planning around owner occupancy and a possible future sale rather than assuming the condo can become a rental property.

The goal is to find a home that works well today while keeping your future plans in mind.
