  1. Work and travel: Use the exact campus or entrance, work hours and any second work location. Test the route rather than relying on a city-wide commute promise.
  2. Total cost: Compare current asking prices and recent comparable sales for similar homes. Add estimated property taxes after purchase, insurance, utilities, association dues and maintenance. Confirm estimates with the appropriate professionals.
  3. The property: Review condition, lot characteristics, inspection findings, utility service, road access and any restrictions.

Common community questions

What is the difference between Kalamazoo and Portage?

They are separate cities in the Greater Kalamazoo area. The more useful buying comparison is between specific neighborhoods and properties: the home, its total ownership cost, your work route and the amenities you value. A Kalamazoo mailing address can also refer to a property outside the City of Kalamazoo.

Should I choose Mattawan or Texas Township?

Start with actual homes in your price range and check their municipality and school district individually. Compare the route to your workplace, utilities, property condition and any association or building restrictions. The names alone do not tell you how two properties will compare.
