You may be closer to homeownership than you think.
Owning a home is often a major step to accumulation of wealth.
If you are paying rent every month, you may have wondered:
“Could I actually afford to buy something instead?”
It is a good question—and one that is difficult to answer by looking at a mortgage calculator online.
You need to know what you are really spending to rent, what your complete cost of ownership would be, how much money you would need to get started, and whether buying would still leave enough room in your budget to live comfortably and save.
That is why the Veenstra Team created a new step-by-step guide:
Can I Afford to Buy Instead of Rent in Kalamazoo?
It is designed to help renters work through the question using their own numbers, rather than assuming they either can or cannot afford a home.

Before You Say “I Can't Afford to Buy,” Find Out
One of the biggest misconceptions we hear is: “I don't have 20% to put down, so I can't buy.”
For example, the guide explains that an FHA loan may allow a qualified buyer to put as little as 3.5% down. On a $109,914 purchase, 3.5% would be approximately $3,847.
That is not the same as the total cash needed to close, and both the buyer and condo must qualify for the loan. But it demonstrates why it can be a mistake to decide that homeownership is impossible before getting actual numbers.
You don't need to start by asking, “Can I buy this condo?”
Start with:
“Can someone show me what buying would actually look like for me?”
The 8 Questions Our Guide Helps You Answer
The Veenstra Team's Can I Afford to Buy Instead of Rent? guide walks you through the process one step at a time:
What am I really spending to rent?
What could I qualify to buy?
What would my complete monthly ownership cost be?
How much cash would I actually need?
Will the condo work with my loan program?
Does the payment comfortably fit my real-life budget?
What am I getting for my money compared with renting?
What should I do next?
The guide also goes beyond getting into a home. It explains how equity can build long-term wealth, some of the potential tax considerations, and a practical system for setting aside money for home bills, repairs and future improvements.
Why Buying Can Change More Than Your Address
Rent provides you with a place to live.
Homeownership can potentially do something else at the same time: help you build an asset.
As you make mortgage payments, part of the payment can reduce what you owe. If the property increases in value over time, that can potentially increase your equity as well.
Appreciation is never guaranteed, and buying is not automatically better for everyone. But over a period of years, the combination of paying down a mortgage and potential appreciation is one reason homeownership has historically played such an important role in household wealth.
The guide explains this without pretending that every purchase is automatically a good financial decision.
A $109,914 Kalamazoo Condo Gives Us a Great Real-Life Example
One reason we created this guide now is 742 W. Kilgore Road, Unit 108 at Kensington Place.
At the time this guide was prepared, the condo was offered at $109,914. That makes it an especially interesting property for someone who has been renting and has never seriously investigated whether homeownership might be possible.
What does $109,914 buy here?
2 bedrooms
1 full bath
833 square feet
Ground-level, one-level living
In-unit washer and dryer
Direct exterior entrance
Terrace
Low-threshold shower
Garage stall with extra storage space
Parking immediately outside the unit
And there is another part of the comparison that is easy to overlook.
The approximately $326 monthly association fee includes water and sewer, trash, exterior maintenance, lawn care and snow removal, along with use of the community pool, clubhouse and fitness center. The buyer guide notes that the fee should be verified before closing.
That matters when comparing owning with renting.
If your apartment charges separately for water, trash, parking or laundry—or does not provide a garage, pool or fitness center—comparing your rent with only the mortgage payment does not give you the whole picture.
742 W. Kilgore #108 Also Makes Everyday Ownership Simpler
Affordability is only part of the decision.
A first home also needs to work for everyday life.
Unit 108 offers something unusual at this price point: one-level living with many of the conveniences people often look for in an apartment.
You have your own washer and dryer. There is a garage stall with extra storage. The living area opens directly outside to the terrace. The pool, clubhouse and fitness center are part of the community.
The condo is also close to the South Westnedge shopping and service corridor, and Kalamazoo Metro Route 1 serves the nearby Westnedge/Kilgore area. The guide also identifies convenient connections to WMU, downtown Kalamazoo, Bronson Methodist Hospital, Beacon Kalamazoo, Portage and I-94.
For a first-time buyer, student, medical student or resident, someone downsizing, or a person who simply wants lower-maintenance homeownership, those conveniences can matter just as much as square footage.
Ownership has emotional and financial implications!
What If You Aren't Ready Yet?
That is one of the reasons we made the guide step-by-step.
After working through the numbers, you may discover:
“Yes, I could potentially buy now.”
Or you may learn:
“I'm close. I just need to save a little more or work on one thing first.”
That is useful information too.
Instead of spending another year assuming you cannot buy, you can have a specific goal and know what needs to happen next.
And if 742 W. Kilgore isn't the right property for you, knowing your comfortable payment, available cash and priorities makes it much easier for the Veenstra Team to help you identify another Kalamazoo-area home or condo that may be a better match.
